With fully-fitted kitchen, dining area and separate lounge with log burning fire (Winter months), it has all the comforts of modern-day living whilst retaining its original rustic charm. Dine 'alfresco' on the patio, equipped with table, chairs and of course the all important BBQ, before relaxing up by the pool, which benefits from the sun all day long. Just a two minute drive is a bakery, butchers, pub, superette and a great restaurant. Only 7 minutes by car to the Medieval town of DINAN with its cobbled streets, beautiful port and numerous restaurants serving crêpes and galettes, a Breton speciality. Ideally situated, the gîte is also perfect as a base from which to explore the neighbouring towns such as St Malo, Dinard, St. Brieuc and Rennes to name but a few! You will be able to relax and unwind in the rural surroundings and take long walks in the countryside. A bakery, butchers, pub, superette and an excellent restaurant are to be found in the neighbouring village, less than 3 minutes by car. The beautiful Medieval town of Dinan is only a 7 minute drive with its beautiful port. Stroll along the banks of the River Rance or take a guided trip by boat. Within easy driving distance and well worth a visit are Mont St Michel, St Malo, Dinard, St. Brieuc and Rennes. The beautiful Brittany beaches are just a 25 minute drive and for the sporty amongst you sailing, horse riding, golf and tennis are just a few of the activities available in the area. Renovation of La Petite Grange Gîte was completed in 2006. Formerly a run-down old Breton barn, the owner (who lives in a separate house on site) has lovingly restored the property, retaining as many of its original features as possible. The result is a luxury retreat with rustic charm in a rural setting offering all the essentials for a stress-free holiday. KITCHEN: The fully-fitted kitchen has gas hob/electric oven, fridge and freezer, kettle, toaster, coffee maker and microwave. All cookware, cutlery, tableware etc are provided. There is also a washer/dryer, iron and ironing board. DINING AREA: Alongside the kitchen is a dining area with a large kitchen table, fitted cushioned corner seating and chairs. LOUNGE: The lounge has a feature granite fireplace with a log burning fire (Winter months) and under-floor heating which is included in the price for low season lets. The large corner sofa and armchair make for comfortable cosy evenings around the fire and there are board games and books for your amusement. The television has both Sky Satelitte English free view and French channels.FIRST FLOOR: The bathroom, separate toilet and two of the bedrooms are situated on the first floor. The bathroom has both a shower and separate bath with shower head, sink and towel rail. Bedrooms 'La Terre' and 'Le Feu' are opposite each other and separated by the hall landing (providing extra privacy). Both bedrooms are charmingly decorated and are light and airy, with brand new beds, furniture and bed linen/towels.SECOND FLOOR: Another toilet and landing separates bedrooms 'L'Eau' and 'L'Air'. Set in the eaves, they too have all the qualities of the other two rooms with the bonus of views over the garden, pool and surrounding countryside.THE PATIO: The back door of the gîte leads out onto your own private patio, equipped with table, chairs and BBQ. This is the ideal place to have your morning coffee, lunch and dinner!HEATED POOL: (open from May to September) Steps from the patio lead you up to the pool area. The pool is available for use daily between approx. 10.00am and 8.00pm (allowing time for the resident owner to clean the pool, without disturbing the guests). The pool area is completely fenced and has a child-safe security gate which conforms to strict French regulations. Ideally situated, the pool benefits from the sun all day long! Alongside is a grassed area for kids to play, sunloungers, patio area with table, chairs and parasol. Pool Information: Size: 9.25m x 4.10m, Depth: 1 metre(shallow end), gradually sloping down to 2 metres (deep end).PARKING: There is safe private off-road parking for two cars at the front of the gite.EXTRAS: Whilst staying at La Petite Grange it is possible to borrow bicycles and helmets, tennis rackets and board games. Pool towels can be hired for a small charge to save having to bring them with you. There is an information folder in the gîte which lists all you need to know about the surrounding area and there are numerous pamphlets to take away showing local attractions and places of interest. Gite Details La Petite Grange Bedrooms 4 Total occupancy 9 BEDROOM 'La Terre' - This lovely room with stone feature wall can be prepared as a single, twin, double or triple.BEDROOM 'Le Feu' - The largest of the four, this bedroom has a large double bed, a single sofa bed if needed and space for a cot too.BEDROOM 'L'Eau' - This room has the original wooden beams, with views over the garden and pool. It can be either a single or a twinBEDROOM 'L'Air' - A cosy double up in the eaves with views over the neighbouring farm and gardens.All 4 bedrooms are light and airy with lots of charm and have been finished to a very high standard. They all have ample wardrobe space and are fitted out with brand new beds, bed linen and hand and bath towels.
